Negotiations streatch beyond just price.  Inspections, Escrow, Items included in sale are just a few things agents are negotiating daily.  Just recently I was negotiating to include a used push mover with the sale of a home!!  There's a lot of emotion on both sides of the process, buying and selling.  A good Real Estate Agent will fight for your side.  Make sure they are not scared in the face of battle.  "The quiet kid in the back of class" does NOT constitute a good Agent quality.&lt;br /&gt;&lt;br /&gt;I have posted my listings for your viewing. type='text'>Strange sightings</title><content type='html'>So what a weired week...we'll start on Sunday....I was showing homes to some buyers clients. I have a &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;vibe&lt;/span&gt; it might just be "the one" finally. It was a LOVELY 1860 farmhouse on 5 acres. It was updated yet they kept the old charm, which was very tasteful. Every room was huge (something we are looking for) and had a 1st floor master bed &amp;amp; bath (addition approx 11 years ago). Upon entering we noticed some water damage from where the roof lines go together. If this was the only major issues, not a problem. Everything else seemed so perfect, so I can work with inspection issues and counter offers. So "mom" went outside with the kids (I brought Savannah with so she could play with their children-worked out great) "Dad" &amp;amp; I went to the basement. &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;that's&lt;/span&gt; when ANY &amp;amp; ALL DEALS fell into a black hole. WATER was everywhere--I rolled my pants up &amp;amp; we went "in"--at least to the 10x10 section where there was no water. Rotting wood, a rusted steel beam on the ceiling (This was NOT built with the home in 1860, which means the moisture had destroyed the wood) No sump pump &amp;amp; not even a dehumidifier. It was actually physically sad &amp;amp; crushed us. Not only &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_2"&gt;because&lt;/span&gt; we lost a sale of what was potentially "The home" but &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_3"&gt;because&lt;/span&gt; an &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;exquisitely&lt;/span&gt; updated, well kept old charm farmhouse was DESTROYED!! The only thing to save that place was to lift the home &amp;amp; re-do the foundation (can we say MONEY?) SO we are moving on, sadly from that.&lt;br /&gt;So another home this week (another client) had no electricity, no water on, and yes, yes...more water in the basement...sigh. I'm done with water already.&lt;br /&gt;BUT this same client has now found "The one" from a home I recommended we look at--which we did today. We are waiting to her from her money guy and then we move on with inspections.&lt;br /&gt;My Multi family is getting great showings. A possibly contract in a week? It's the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_5"&gt;top&lt;/span&gt; on a buyers list as of yesterday  ;)&lt;br /&gt;SO with it being Wednesday, we'll see what other &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_6"&gt;adventures&lt;/span&gt; await.&lt;br /&gt;&lt;br /&gt;MORAL OF THE STORY: Take care of your homes people!! Please.  $100.00 now might make the difference between a home that sells for market value or sits forever &amp;amp; never sells. PROTECT YOUR INVESTMENTS!! type='text'>Rates aren't cooperating</title><content type='html'>So welcome to my first BLOG!!!  This is for Real Estate &amp;amp; Real Estate only.  I occasionally might throw a "guess what my kids did today" in there for fun, but it's mainly to keep the public up on whats going on with the market.  So I just finished an email to my clients-past &amp;amp; present- and here it is.  Chock full of useful info for BUYERS!!!  Come back often for updates.&lt;br /&gt;&lt;br /&gt;I know you have all heard "Now is the time to buy!!" enough times this year you have become numb BUT I'm going to tell you one more time, BUT I'm going to follow it up with reasons!!  I receive many updates from colleagues on the market &amp;amp; this particular one stuck my as fairly urgent.  Here's a few pieces of it."Unfortunately rates are going up almost as quick as they came down.  We are seeing rates between 5.5% and 6%.  This increase has been steady for a couple of weeks now, rates settled in around 5.75% on Friday.  As always I am keeping a very close eye on the rates, I feel that those clients who have a little time before they need to close will have the opportunity to lock in at a rate closer to 5.5%.  Anyone who was pre-approved between January and two weeks ago should really be pre-approved again.  Buyers cannot afford the same home at 6% as they could have at 5%."&lt;br /&gt;&lt;br /&gt;"The good news is there are still many loan options available! Historically a 6% interest rate is still a great rate!"AND the most important one in my opinion is the $8000 tax credit for first time home buyers (or not owning a home in 3 years) We are seeing longer days to close than what we are used to the past (90 days in some cases!!!) Comfortably a buyer needs to have a home picked, contract accepted, inspections done and the mortgage process started by Aug 1st. That doesn't give people much time, but this tax credit is slated to expire December 1st!!!  In Real Estate terms :That's right around the corner!!"&lt;br /&gt;&lt;br /&gt;AND we have A LOT of inventory right now with great prices!!&lt;br /&gt;&lt;br /&gt;Please contact me if your not already actively looking so we can get started.
